PURPOSE OF DESKTOP VALUATION:

The purpose of a desktop valuation is to establish the likely gross value of the assets in its current condition. Mount Machinery Ltd was advised as being for (as listed) purposes.

 

DESKTOP VALUATION METHODOLOGY:

 

Mount Machinery Ltd conduct  desktop valuations on the assets with information being obtained containing, age, utilisation, location and operational working condition of the asset as well as forming opinions on the general overall condition and maintenance regimes. Unless stated or noted, all items associated with a desktop valuation is valued with the assumption that they are in operational working order. 

At any time, should any assets be found not to comply with this or the asset is not presented as it was advised, the values attributed will require review.

 

DESKTOP VALUATION APPROACH:

 

This desktop valuation is predominately conducted using the MARKET COMPARISON approach (MCA). No consideration is given in  desktop valuations to the INCOME approach. 

 

 

GOODS AND SERVICES TAX:

 

The values listed within this report have been assessed based on being GST exclusive.

 

EXCLUSIONS:

 

Unless specifically requested to do so this report has excluded the following:

 

a) assets advised as being the property of others although they may be listed;

b) business records and documents;

c) cash or other matters of a financial nature; 

d) directors' and employees' personal property;

e) goodwill;

f) any other items specifically mentioned herein;

 

We have made no deduction from the appraisal for either the cost of disposal or tax liability that may arise on the sale of assets.

 

No warranty whatsoever is given in relation to the appraisal;

 

Mount Machinery ltd, and every person involved in preparation of the appraisal, expressly disclaim all liability for any loss or damage (including economic and consequential loss) suffered by any person acting or relying on the appraisal, notwithstanding any act or omission, representation, negligence, default or lack of care by any person. You agree to indemnify and hold harmless Mount Machinery Ltd and its subsidiaries for any decisions made on this appraisal. The values placed on items in this appraisal are based on our previous experience and/or investigations and research made at the date of this appraisal.

James Peacocke established Mount Machinery Ltd 2016 specialising in the valuations of equipment associated with all the above but not limited to.

Approved Supplier to multiple lending/ Insurance companies.  

James Peacocke is considered an industry expert in the New Zealand infrastructure Plant and Machinery industry.
